Project Sant Pere 59
A 190 m² residence located on Calle Sant Pere Més Alt, in Barcelona’s El Born neighborhood, within a historic building constructed in 1930, representative of early 20th-century residential architecture.
The property suffered from clear functional and energetic obsolescence, despite preserving structural and spatial elements of high heritage value. From the outset, the project was envisioned as a comprehensive rehabilitation aimed at recovering the home’s original grandeur while adapting it to contemporary standards of comfort, efficiency, and residential quality.
The intervention includes a complete spatial redistribution, a full upgrade of all utility systems, and a substantial improvement in the building's energy performance, preserving and highlighting the apartment's unique architectural features. The project allows for the reintroduction of a high-quality, large-scale residence—a rare asset in the historic center—back into the residential market without altering the urban morphology or replacing existing heritage.
This action exemplifies an urban regeneration model based on the deep rehabilitation of historic housing stock, balancing the preservation of the area's character with the creation of long-lasting economic and urban value.
